What Commercial Pressure Washing Actually Is
Most pressure washing is cold water and volume. That works on dust, pollen and mud. It does not work on animal fat, because cold water hits grease and pushes it around instead of dissolving it. The pad looks better wet and looks the same again a week later.
Heat is what changes the outcome. At 300 degrees, grease liquefies instead of smearing, and the degreaser can reach the residue that has wicked down into the surface. The rotary head then works at a consistent height and pressure across the whole slab, which is why the result does not come out striped the way a wand does.
The other half of the job is what happens to the water. Wash water off a restaurant pad carries grease, food solids and cleaning product. It does not belong in a storm drain. We reclaim it, which is the same reason your hood filters leave the property on our filter exchange program instead of getting hosed off in your parking lot.
Hot Water, Not Just Pressure
Some operators call it power washing. Same work. The word that matters is neither pressure nor power, it is temperature.
Grease is not dirt. Cold water at high pressure moves it rather than removing it. It lifts a film off one square of concrete and drives it into the pores of the next, into the control joint, or under the pad edge where it keeps feeding odor for weeks. Hot water changes the state of the grease first, so it releases instead of relocating.
We run water at 300°F at roughly 3,500 PSI, with a commercial degreaser applied ahead of the wand and given time to dwell. Surface cleaners take open concrete evenly instead of leaving wand stripes across your entry. Hand work covers what a spinning head cannot reach: the curb line, the gate hinges, the corners and the pad edge.
Pressure on its own is also how concrete gets ruined. Too much PSI on a soft or aging slab etches the surface and opens the pores, which makes the next cleaning harder and the grease easier to hold. Temperature and chemistry do the work so the pressure does not have to.

Dumpster Pads and Enclosures
The pad is the dirtiest surface on the property and the one a health inspector, a pest control tech and your landlord all notice. Buildup there is a food source, so it drives flies, roaches and rodents, and in a Phoenix summer it produces odor that carries into the patio and the back of house. We strip the pad and the enclosure walls, treat the surface with an enzyme that keeps working on odor after we leave, and reclaim the runoff instead of chasing it toward the nearest drain.
Drive-Thru Lanes and Windows
A drive-thru lane collects a specific mix: brake dust, oil drips, spilled drinks, dropped food and grease tracked out the window. Under Phoenix sun that combination sets into the concrete and turns the approach dark long before the rest of the lot looks dirty. We clean the lane, the pad under the window and the curb line, and we do it between close and open so you never surrender a shift.
Sidewalks and Entryways
Your entry is the first thing a guest reads and the last thing they remember. Gum, drink rings, grease footprints and hard-water staining accumulate right where people stand. Wash Water Does Not Belong in a Storm Drain
This is the part almost no pressure washing company in the Valley will bring up.
Wash water from a restaurant exterior is not rain. It carries grease, food solids and detergent, and once it enters a storm drain it goes to the desert wash, the canal or the river with no treatment in between. Discharging it there is a violation, not a gray area, and the liability sits with the property, not the contractor who drove away.
We run vacuum recovery on every job. The water comes back up, the solids stay with us, and the discharge goes where it is permitted to go. You get a written service report with photos from each visit, the same documentation standard we use on hood cleaning, so when a landlord, a franchisor or an inspector asks how the pad was cleaned, you have an answer on paper.
Why Phoenix Is Harder on Exterior Grease
Grease behaves differently at 115 degrees. A pad that would hold a semi-solid crust in a cooler climate stays soft here, which means it spreads farther, soaks deeper and smells worse. Surface temperatures on concrete run well above air temperature for months at a stretch, so a spill that would sit still somewhere else keeps migrating.
Odor is the practical consequence. Complaints about a dumpster area almost always spike from May through September, and they rarely improve with more frequent trash pickup, because the smell is coming from the slab and the enclosure rather than the container. That is a cleaning problem, not a hauling problem.
Slip Risk, Insurance and Documentation
Greasy concrete is a slip claim waiting for a wet morning. It is also the first thing a plaintiff’s attorney asks about after a fall in a drive-thru or on an entry walk: when was this last cleaned, by whom, and can you prove it.
We photograph before and after, and log the date, the surfaces covered and the method used. You get that documentation after every visit, the same way you get it for hood cleaning. It costs us nothing to hand over and it is the only thing that helps when an adjuster or an inspector asks.
One distinction worth keeping straight. NFPA 96 governs your exhaust system, not your concrete. No fire code requires a clean dumpster pad. What applies outside is health code language about refuse areas being kept clean and free of harborage, stormwater rules about what may enter a drain, and ordinary premises liability. How Often Phoenix Kitchens Need Pressure Washing
Frequency depends on volume, menu and where your dumpster sits, not on the calendar.

Square footage is the obvious one. Surface type matters more than operators expect, because porous or unsealed concrete holds grease deeper and takes longer. Grease load and how long it has been since the last cleaning can double the first visit. Water access and where the runoff naturally goes determine how much reclamation equipment we stage. Access hours change the crew size, since overnight work in a live drive-thru is not the same job as a Sunday morning on an empty pad. And frequency changes everything: a pad on a scheduled program costs less per visit than the same pad cleaned once as an emergency, because the grease never gets to the point of needing a restoration wash.
Bundling matters too. If we are already on your roof for rooftop grease containment or swapping hood filters, the exterior work carries less setup cost than sending a separate crew on a separate night.

We do not price commercial pressure washing over the phone. We clean interior concrete only. Kitchen and prep-area slabs, walk-in floors and dry storage get the same hot water and vacuum recovery we use outside, so the water comes back up instead of going down a floor drain. We do not clean tile or grout, and we do not do general janitorial floor care.
