It started at a table.

On the night of September 30, more than 75 Montgomery County firefighters converged on the Montrose Shopping Center on Randolph Road in Rockville. The KPOT Korean BBQ & Hot Pot restaurant was burning. By the time crews had it out late that night, the damage was estimated at about $500,000, and firefighters had cut open the roof to chase it.

Everyone got out. Staff and guests evacuated safely, and no one was hurt. That is the most important fact in this story, and KPOT’s team deserves credit for it.

But the detail that should make every restaurant owner in the DMV stop and think is this: the fire didn’t begin in a fryer or on a range. According to MCFRS spokesman Pete Piringer, it was grease that ignited in a table-side exhaust vent, one of the small downdraft or overhead vents that pull smoke off a tabletop grill. From there, in Piringer’s words, the fire “traveled up from the first-floor kitchen area through the ductwork up into the second floor.”

A vent the size of a dinner plate turned into a $500,000 fire because of what was inside the ducts behind it. If your restaurant has an exhaust system of any kind, and every commercial kitchen does, this one is worth ten minutes of your attention.

<div id="ez-toc-container" fire.

More than 75 firefighters responded. The fire was extinguished late that night, and crews stayed on scene to monitor hot spots.

Investigators determined the cause was grease that ignited in a table-side exhaust vent.

The fire traveled from the first floor through the exhaust ductwork into the second floor. No injuries were reported.

KPOT is a popular all-you-can-eat Korean BBQ and hot pot concept, and the Rockville location is a neighborhood favorite. We hope they rebuild quickly, and when they reopen we’d encourage you to go support them. Nothing in what MCFRS has released suggests anything other than a hazard that is built into this style of cooking, and that is exactly why it’s worth understanding.

Why table-side grills are the blind spot in exhaust cleaning

A conventional restaurant has one or two hoods over the cook line, a few duct runs, and a fan on the roof. Everyone knows where the grease goes.

A Korean BBQ or hot pot restaurant is a different animal. Every table is a cooking station. A 30-table dining room may have 30 separate exhaust intakes, either downdraft vents built into the tabletop or telescoping overhead snorkel vents, each feeding a branch duct that runs under the floor or above the ceiling and joins a trunk line on its way to the roof. Here is why that layout is a fire-safety problem:

Marinated, fatty meat right at the intake. Pork belly, marinated short rib and brisket render fat directly into a vent that sits inches from the grill. The grease load per intake is high and the grease is hot and aerosolized when it enters the duct.

Dozens of small ducts instead of one big one. Branch ducts under a dining room floor are narrow, long, and full of bends. Grease condenses in every one of them, and they are far harder to access than a hood plenum. A cleaning crew that only does the kitchen hoods has left most of the system untouched.

The ignition source is at the table, not in the kitchen. Open flame or a red-hot grill element sits at the vent opening. Grease that has built up inside the vent collar is right there waiting for it. That is the scenario MCFRS described at KPOT.

Hidden runs through the building. At KPOT, the fire moved from the first floor into the second through the ductwork. Any duct that travels through a wall, floor or ceiling cavity carries fire with it if the inside is coated with fuel. Once it’s in a concealed space, firefighters have to open the structure to reach it, which is why crews cut the roof.

Filters that nobody sees. Table-side systems have small grease filters or baffles at each vent. In many restaurants they are cleaned when a server notices smoke rolling back at the table, not on a schedule.

None of this makes Korean BBQ unsafe to operate. It means the exhaust system in these restaurants carries more grease, in more places, closer to more flames, than a standard kitchen, and it has to be cleaned like it.

How a grease duct fire travels through a building

Think of a grease duct as a chimney lined with fuel. Hot, grease-laden air rises through it every service. The air cools against the metal, and the grease condenses into a sticky film. Give it weeks or months and the film becomes a layer. Cooking grease ignites at roughly 600°F, and a flare-up at a grill or a vent opening is well above that.

Once the grease inside the duct catches, three things work against you:

The duct is designed to move air. The exhaust fan keeps pulling. That means it is feeding oxygen to the fire and dragging flame upward through the system at speed. A duct fire can reach the roof fan in seconds.

The fire is sealed inside the wall. Sprinklers in the dining room do nothing for a fire inside a duct. The suppression system over the kitchen hood protects the hood and the cooking surface, not a branch duct running under the second-floor joists.

Heat radiates through the duct wall. Grease duct temperatures can exceed 2,000°F. Where ducts pass through combustible floor and ceiling assemblies without proper clearance or wrap, the structure around them ignites. That is how a fire “appears” on a second floor with no apparent connection to the kitchen.

This is also why fire crews spend so long on scene after the flames are out. At KPOT, crews stayed to monitor hot spots because grease fires in concealed ducts and roof assemblies re-ignite. It is standard procedure, not an indication of anything the restaurant did wrong.

The only reliable defense is to remove the fuel. A duct with no grease layer cannot carry a fire anywhere. That is the entire purpose of NFPA 96, the national standard that governs commercial kitchen exhaust systems.

What NFPA 96 requires, and what Montgomery County enforces

NFPA 96 is not a suggestion in the DMV. Montgomery County’s Fire Safety Code (Executive Regulation 14-24) adopts NFPA 1, the Fire Code, which incorporates NFPA 96 by reference. Maryland’s State Fire Prevention Code does the same statewide, as do the District of Columbia and Virginia through their adopted fire codes. MCFRS Fire Code Compliance inspectors can and do ask for your hood cleaning records.

NFPA 96 Table 12.4 (2024 edition) sets how often the entire exhaust system, hood to fan, has to be inspected and cleaned to bare metal. The frequency is based on how much grease your cooking produces, not on how your kitchen looks:

Type of cooking operation

Inspection and cleaning frequency

Solid-fuel cooking (wood or charcoal grills, including charcoal table-side BBQ)

Monthly

High-volume cooking (24-hour, charbroiling, wok cooking)

Quarterly

Moderate-volume cooking (most full-service restaurants)

Semiannually

Low-volume cooking (churches, day camps, seasonal businesses, senior centers)

Annually

Three parts of the standard matter most for a restaurant with table-side grills:

The whole system counts. NFPA 96 covers hoods, grease removal devices, fans, ducts and “other appurtenances.” A table-side vent and the branch duct behind it are part of the exhaust system. Cleaning the kitchen hoods alone does not satisfy the standard.

Access panels are required. The standard requires access openings so every section of duct can be inspected and cleaned. Long horizontal runs under a dining room floor need them at intervals and at every change of direction. If your cleaning company has never mentioned access panels for your branch ducts, that is a sign those ducts are not being cleaned.

You have to be able to prove it. After each cleaning, the contractor must leave a dated label on the hood showing who did the work and when, and must give you a written report. Inspectors and insurance adjusters ask for both. After a fire, the first question an adjuster asks is when the system was last cleaned and by whom.

If a solid-fuel grill (charcoal) sits on any table, the monthly line applies to that system regardless of how little the rest of the kitchen produces. Gas and electric table-side grills under heavy daily use fall under high-volume, which means quarterly at minimum.

Seven things to check in your restaurant this week

You don’t need a contractor to do the first pass. Grab a flashlight and a paper towel.

Find the sticker. Look at your kitchen hood for the dated service label. If it’s missing, faded, or older than the frequency in the table above, you are overdue. If you run table-side grills and the label only mentions hoods, ask what else was cleaned.

Wipe the inside of a table vent. Pull a table-side filter or reach into a downdraft vent collar. If the towel comes back brown and tacky, grease has made it past the filter and into the duct.

Look up. Check the ceiling around overhead snorkel vents and the duct above the hood for dark staining or drips. Grease on the outside means far more inside.

Count your ducts. Ask your cleaning company to walk you through where every branch duct runs and where the access panels are. If they can’t, nobody has been inside those ducts.

Check the roof. Grease pooling around the fan base or running down the curb is a fire and a slip hazard, and it tells you the fan hasn’t been serviced. The fan needs a hinge kit so it can be opened for cleaning, and separate grease containment to catch what it throws off.

Pull your last cleaning report. NFPA 96 requires one. If you don’t have it, you can’t prove compliance to an inspector or an insurer.

Train the floor. Servers should know how to shut off a table grill, where the nearest Class K extinguisher is, and that smoke rolling back out of a vent is a maintenance call, not a normal Saturday.

If any of those seven come back wrong, call a hood cleaning company before your next busy weekend, not after your next inspection.

Frequently asked questions

How often does a Korean BBQ restaurant need its exhaust system cleaned?

Under NFPA 96, quarterly at minimum for high-volume gas or electric table-side grilling, and monthly if any charcoal or wood is used at the table. Ask your contractor specifically about branch ducts and access panels.

Who inspects hood cleaning compliance in Montgomery County?

Montgomery County Fire and Rescue Service, Fire Code Compliance Section, enforces the county Fire Safety Code. In DC it is DC Fire and EMS Fire Prevention; in Northern Virginia, each county fire marshal’s office. All of them can request your service labels and reports.

Will my insurance pay out if the ducts hadn’t been cleaned?

Many commercial property policies require documented NFPA 96 compliance as a condition of coverage. A missing or expired cleaning record can lead to a reduced or denied claim.
